Tesla just launched a new program that lets commercial property owners invest in their own Tesla Superchargers. Tesla maintains everything, so you don't have to do a thing, and you keep the profits the chargers bring in.
People in the industry are already calling this the modern day gold rush. The property owners who move on it early are the ones who are going to benefit the most in the long run.
I'm working directly with Tesla and their contractor network right now, locating and developing these supercharger sites. If you own commercial property and want an analysis of what this could look like for you, reach out to me directly. My number is 760-473-5878.
Why Tesla Needs Property Owners Right Now
Tesla can't build these sites out fast enough on their own. Demand for chargers is off the charts, and even after doing an incredible job building out their network over the past ten-plus years, Tesla is behind where it needs to be as we head into mass EV adoption over the next decade.
This is where people like me come in. Part of my job now is finding the right commercial sites, the ones with the biggest gaps between existing chargers and the highest demand.
Tesla is opening the door for property owners to put chargers on their own land and keep the revenue for themselves, instead of Tesla owning and running the site.
What It Could Do for Your Property
Putting chargers on your property increases traffic to your site in a real way. Picture people stopping to charge for fifteen to thirty minutes at a time, with eight chargers running throughout the day.
If you've got a restaurant or coffee shop on your property, that's a lot more people walking in the door, not just driving by. That's also something you can factor into what you charge tenants for that space, since you're bringing them customers they wouldn't have had otherwise.

What This Could Mean for You Financially
I'm not going to give you an exact number without seeing your property, every site is different. But here's generally what I'm seeing. These systems tend to pay for themselves in two to four years, and Tesla backs the chargers with a warranty that runs 10 to 15 years, so there's a long stretch of pure profit after that.
A lot of these projects also get partially paid for through incentives. Not always 100 percent, but it's common to see 50 to 70 percent covered, and I've seen sites where it's closer to 80 percent covered through incentives and grants. This is still a real construction project you're investing in, it's not free.
Between the incentives and the revenue coming in over the next decade, well-performing sites can bring in well into six and seven figures of profit over their lifetime. I'd want to actually look at your property before giving you a real number, since traffic, location, and utilization all affect how a site performs.
Why Tesla Specifically
When you're choosing which company to build your chargers with, you're really choosing who's going to manage the site for you, keep the chargers running, and handle the software behind it. This is where Tesla has a real advantage over the other big charging companies.
They have more level 3 fast chargers than every other company combined, a higher uptime percentage than anyone else, and software that manages the site automatically so you don't have to.
Once your site is live, Tesla takes ten cents for every kilowatt hour that runs through the chargers. In exchange, they're the ones putting your property on the map, keeping the chargers maintained, and making sure everything runs the way it should.
